One-bedroom stays for the Lions Seafood Festival

Short answer first: for a couple coming in for the Lions Seafood Festival, the two one-bedrooms I'd put at the top of the list are the Historic St. Augustine Balcony Suite with Parking, which sits on St. George Street with a parking permit included, and Cozy St. Augustine Apartment: Perfect for Couples on Cuna Street. Both sleep two, both are a walk from Francis Field, where the festival sets up. A three-night stay in either will come in well under $2,500 at most times of year, but March is festival season in this town and rates move, so get a live quote with taxes and fees on the exact nights before you count on it.
One housekeeping note worth more than any amenity list: check your dates. The 43rd Annual Lions Seafood Festival runs March 21 and 22, 2026, at Francis Field on West Castillo Drive, 10 a.m. to 8 p.m. Saturday and 10 a.m. to 6 p.m. Sunday, with admission ten dollars and kids twelve and under free. March 5 to 8 doesn't correspond to any edition of the festival I can find. If you've already got flights for the first week of March, you'll have a lovely weekend in St. Augustine and no seafood festival, so it's worth confirming before you book anything.
Where you sleep decides how you do the festival
Francis Field sits at the top of the historic district, a short walk from the City Gates. That geography is the whole argument for staying downtown. There's free festival parking out at Broudy's Lot, where U.S. 1 meets King Street, and a free shuttle on the Saturday, plus the paid garage on South Castillo Drive next to the field. All of that exists because thousands of people drive in. If you're staying four blocks away, none of it is your problem. You walk over for the mid-morning crowd, walk back to a quiet apartment when you've had enough sun and fried shrimp, and walk over again in the evening.
That's the real calculation for a three-night trip. Not pools, not square footage. Whether your car stays parked from arrival to departure.
The St. George Street suite: a balcony over the main stage of the city
The Historic St. Augustine Balcony Suite with Parking is a one-bedroom, one-bath apartment directly on St. George Street, with the Oldest Wooden School House and the City Gates essentially outside the door. It sleeps two, with a king bed, and the private balcony looks down over the street, which in practice means you hear live music drifting up most evenings. There's an oversized desk at the window if someone in the pair is stealing a working morning.
The detail that sets it apart from everything else in this shortlist: a parking permit comes with the unit, good for the Tolomato lot at 7 Cordova Street. On a festival weekend, when the garage next to Francis Field fills and the free lot is a shuttle ride away, having a permitted space already assigned to you is worth more than it sounds on a listing page. Across 67 guest reviews it holds a rating just a hair under a perfect ten, which is not a number I'd expect from a 500-square-foot apartment above a tourist street. Two things to know going in: it's on the second floor, reached by stairs up the side of the building, and St. George Street is busy by day. If you want silence at four in the afternoon, this isn't it.
The Cuna Street suites, a block back from the noise
Three of our one-bedrooms sit in the Pomar House on Cuna Street, which runs parallel to the busier blocks and makes the difference you'd hope it would. Cozy St. Augustine Apartment: Perfect for Couples is Suite Two: king bed, a kitchenette with a mini fridge, microwave and coffee maker, sleeping two. The walk to the Plaza and to St. George Street is short enough that you genuinely leave the car wherever you first put it. Guests have rated it 9.56 across 25 reviews.
If there might be a third person, Night of Lights HQ | Downtown St Augustine Suite is the same building and the same layout logic, with a sofa bed alongside the king in the main bedroom and capacity for three. Don't let the name steer you off: it's written for the winter lights season, but the address doesn't change in March, and it's a perfectly good March base. St. Augustine Apartment: Walk to Historic Sites! is the third one-bedroom in the house and also sleeps three.
One genuine perk of the Pomar House: The Modern Rose operates on the ground floor, and guests staying upstairs get a complimentary coffee with any food purchase. Tell the staff you're upstairs. It is a small thing that makes the first morning easy.
The trade-off for Cuna Street is parking. There's no long-term parking at the property, only a driveway for unloading bags. After that you're in the downtown garage at 1 Cordova Street, two blocks away and subject to availability. That's fine if you arrive Friday and don't touch the car until Monday. It's less fine if you planned on driving out to the beach each afternoon.
How to make sure the whole thing lands under $2,500
Nightly rates on the St. George Street suite have been shown anywhere from $122 to $470 before taxes and fees, and that spread is the honest picture of this market: a Tuesday in September and a Saturday on a festival weekend are not the same product. Three nights at the top of that range still leaves room under $2,500, but the total is what matters, not the nightly.
Pull a quote for your exact arrival and departure dates. The number you want is the all-in total with taxes and fees, not the headline nightly rate.
Confirm the minimum-stay rule on your dates. A festival weekend sometimes carries one.
Check capacity against your actual party. Two of these one-bedrooms sleep two; two sleep three.
Decide on parking before you decide on the apartment. The permit with the St. George suite and the garage arrangement on Cuna Street are different trips.
Book direct. We're locally owned, independently operated, and have been doing this in St. Augustine for over twenty years, with a best rate guarantee on direct bookings and someone reachable around the clock if something goes sideways at eleven at night.
What else to do with three days here
Francis Field is close to a lot of good eating, which is slightly absurd given you've come for a food festival, but the festival is a Saturday-and-Sunday affair and you'll have other meals. Castillo Craft Bar Kitchen on West Castillo Drive is six minutes on foot. Columbia Restaurant sits on St. George Street itself, about twelve minutes from the field. Collage is roughly a ten-minute walk, Old City House on Cordova a bit further, and Forgotten Tonic on Aviles Street around eighteen minutes if you want the long way through the old streets.
If you have a car and a free morning, Anastasia State Park is five or six minutes from downtown, eight dollars a vehicle, with the Ancient Dunes Nature Trail and the Marsh Trail both short enough to do before lunch. The lighthouse is four minutes on from the park, also on Anastasia Island. Vilano Beach is about eight minutes north of downtown. All of which is to say the beaches are genuinely close, but from any of the downtown apartments you'll need the car to reach them.
